According the National Association of REALTORS®, 87% of home Buyers most commonly start their search process online and then they contact a real estate agent. If you select me as your listing agent, you can expect for me to provide the following services:


INFORMATION AND COUNCELING

  • Explain the forms of agency available to Seller and explain how different relationships may affect the level and type of service a Seller may receive from a real estate agent.
  • Offer to enter into a written Exclusive Right to Sell with the Seller. The agreement will include beginning and ending dates, fee structure and payment method, and the responsibilities of both parties.
  • Pledge absolute confidentiality to a Seller when representing him/her.
  • Prepare a Comparative Market Analysis to demonstrate and explain to Seller what their home is worth in this current market.
  • Prepare a cost estimate with three breakdowns to help the Seller decide what to list the property based on the Seller's net results.
  • Determine with the Seller what items stay or not stay with the property for listing and time of sale.

MARKETING PLAN

  • Develop a marketing strategy with the Seller, to help promote property and entice potential Buyers.
  • Tailor the sale of your home to the area of your property and to each of its unique features.
  • Engage in a comprehensive advertising campaign to give your home the ideal amount of exposure.
  • Display an Agave Premier For Sale and replenish listing brochures as needed.
  • Design a video tour and post to YouTube, Zipvo Real Estate video web site, Hard Surface Videoguru.org
  • Design a visual tour of the home and post to major real estate web sites including visualtour.com.
  • Promote the Seller's listing through my personal web site to showcase property to potential home buyers.
  • Promote the Seller's property through social networks, such as Facebook, My Space, Twitter etc.
  • Utilize technology to syndicate listings through several web sites; Trulia, Zillow, Google, Yahoo, Hot Pads, Craigs List, etc.

THE LISTING PROCESS

  • Explain to Seller how to stage their home and to best prepare the property for showings.
  • Recommend noticeable repairs to Sellers and coordinate repair jobs with tradesmen.
  • Place an eletronic lockbox for agents to easily access property for showing.
  • Provide a sign-in notebook for the agents to sign in while showing property to prospective Buyers.
  • Provide brochures and business cards to Sellers incase a Buyer inquires about property without an agent.
  • Provide feedback to Seller after the showings.
  • Send emails to Seller on visual and video tour stats.
  • Periodically create a CMA to verfy if listing price is still within market value.

CONTRACT OFFER

  • Develop negotiation strategies with the Seller, including pre-set limits on the Seller's net results.
  • Prepare a cost estimate based on the Buyer's offer projecting Seller's net results.
  • Help negotiate on the Seller's behalf to get the best possible price for their nestegg.
  • Explain the Buyer's offer by section and provide alternatives available to the Seller.
  • Counsel the Seller regarding the time requirements in the contract.
  • Advise the Seller to seek legal counsel where appropriate.
  • Prepare counter-offers in a manner which will protect the Seller's interests.

ONCE THE OFFER HAS BEEN ACCEPTED

  • Coordinate and verify that all contract contingencies have been met and released.
  • Will explain options available to the Seller regarding items in the inspection report.
  • Will counsel the Seller about home inspections, and provide the names of real estate tradesmen if repairs are required.
  • Maintain contact with the title company and mortgage company to insure that the Sellers interests are being protected.
  • Will review the settlement (HUD) statement with the Seller before and at closing.
